With the aim of helping investors make informed decisions about these two leading Thai resort destinations, this article compares the property markets of Phuket and Koh Samui using three important criteria: value for money, investment potential, and the range of property types available. 

Property Prices and Value for Money 

At the entry level, property prices in Koh Samui and Phuket are similar. Small condos and apartments can be found for as little as 2 million THB, while entry-level villas and houses start around 4 million THB in both markets. Garden pool villas generally start at approximately $300,000 USD, with sea-view villas beginning around $600,000 USD. However, Phuket is generally priced slightly higher, reflecting its more mature market, higher land prices, and better-developed infrastructure. 

In the luxury segment, Koh Samui offers high-end villas priced up to 8 million USD. However, Phuket commands even higher prices at the super-luxury level, with some oceanfront estate villas fetching 20 million USD or more. This distinction is particularly noticeable in the premium villa market, where Phuket tends to have a higher price per square metre. 

A key difference between the two markets is the availability of freehold condominiums. Koh Samui has limited options, with only a handful of projects offering freehold ownership. In contrast, Phuket has a wide selection of freehold condominiums, including branded residences affiliated with international hotel brands that provide integrated resort services. Sea-view and beachfront units, especially penthouses on Phuket’s west coast, can reach several million USD. Koh Samui, by comparison, lacks high-end freehold condominium options, offering mainly entry-level to mid-range units. 

Real Estate Investment Potential 

The real estate investment potential of Phuket and Koh Samui varies significantly, each offering unique advantages and considerations. Koh Samui, as a less mature market, presents some exceptional opportunities for capital gains, especially when buying into projects at an early stage. Investors may find attractive prices from lesser-known developers, but this comes with an element of risk. It’s not uncommon in Koh Samui for projects to be launched by developers with limited experience or funding, often relying on off-plan sales to finance construction. This lack of project funding can introduce uncertainty, as delays or issues may arise if sales do not meet expectations. Therefore, thorough due diligence is essential for those looking to invest in early-stage projects on Koh Samui. 

Phuket, with its more established property market, generally offers a safer option for investors seeking reliability. The island is home to a greater proportion of experienced and proven developers, making it a potentially less risky choice for those prioritising security over high-risk, high-reward opportunities. Additionally, Phuket’s rental market is better developed, thanks to its long-standing status as a popular resort destination, which can provide a more stable rental income stream for investors. That said, both Phuket and Koh Samui offer the potential for attractive rental returns. 

Another key consideration is land pricing. Land prices in Phuket are significantly higher, which contributes to generally higher property prices compared to Koh Samui. This does mean, however, that Koh Samui may offer more long-term price upside, as it has room for future growth. For investors willing to balance potential returns with associated risks, Koh Samui property offers a dynamic investment environment, while Phuket remains a solid option for more cautious investors. 

Choice of Properties 

Both Phuket and Koh Samui offer a diverse range of property types for sale, but there are two key areas where Koh Samui has more limited options: branded residences and freehold condominiums. 

Branded Residences: 

Branded residences, associated with prominent hospitality or lifestyle brands, are widely available in Phuket. This is a direct result of the island’s long-established status as a major resort destination, attracting international brands and investors. Recent years, especially post-COVID, have seen a noticeable increase in branded real estate options in Phuket, with new developments such as The Gardens of Eden, Tri Vananda, and Laguna Lakeside Residences enhancing the range of branded properties available. In contrast, Koh Samui has only one branded residence development: The Estates by Four Seasons, a luxury villa resort that has been operational for over a decade. This limited availability may appeal to buyers looking for a more exclusive setting but provides fewer options for those seeking branded properties.

Freehold Condominiums:

In Thailand, the distinction between condos and apartments is important for foreign buyers, as only freehold condominiums allow direct ownership under a foreigner’s name. Freehold condos offer perpetual ownership, while apartments without a condominium license typically offer a 30-year lease or a share in a holding company. Phuket has an extensive supply of freehold condominiums available throughout the island, appealing to international buyers seeking direct ownership. Koh Samui, on the other hand, has a limited number of freehold condo projects, with only a handful of options like the new Anava Condominiums on Bang Rak Beach. This stands in stark contrast to Phuket, where buyers have a broad selection of freehold condos to choose from.
